I am often asked to confirm the notion that the best time to sell is when the flowers start blooming and the grass turns green - usually in May or June. This is certainly the time when most houses look their best. It is not necessarily the best time to list.
This year, the lack of snow and the relatively mild weather have jump-started the “spring market.” There are still more Buyers than there are buying opportunities.
So if the months of May and June are not necessarily the best time to list, when is? March and April! There are no leaves on the trees and very few For Sale signs in your neighbourhood.
My powers of foresight are not good. I can however, tell you what is going on in the market right now. Demand is high, supply is low. Interest rates have not risen yet, so affordability remains steady. The HST doesn’t come into effect until this July, so it is not yet softening the market. The financial crisis of last year was responsible for many people putting their moves on hold. A number of them have returned to the market place and are eager to buy.
The conclusion I draw from the foregoing is that right now would be an excellent time to sell your house. If on the other hand, if you want to buy, be patient. The flowers and For Sale signs will be in bloom soon enough!
