Some Toronto neighbourhoods have fewer houses for sale than were available last year. The Toronto Real Estate Board reports that in Lawrence Park, new listings of detached houses went from 153 in June, 2014 to 136 in June, 2015. Semi-detached homes went from 13 to 5. Months of Inventory, the average number of months it would take to exhaust properties currently on the market, sunk from 1.15 months to 0.7 months – less than one month’s worth of houses for sale. During the same period in North Toronto, new listings of detached homes went from 64 to 49. Semi-detached properties went from 17 to 11. However, average Months of Inventory rose slightly from 1.2 months to 1.7 months. The picture that emerges is of a tighter market than 2014, with the number of available properties for sale barely able to keep up with Buyer demand.
