In 1913, the father and son development team of William John Chaplin and James D. Chaplin registered a plan of subdivision for a high-end residential neighbourhood. The land use was tightly controlled: among the many building restrictions were rules that there were to be no semi-detached houses, and stucco could not cover more than half of any home’s exterior. Marketed by the Chaplin Realty Company, the new lots sold throughout the early 1920’s. The houses, built in the 1920’s and 1930’s, were in the popular English Cottage, Tudor and Georgian styles. Land prices ranged from $500 to $9,000.

Today Chaplin Estates is an enclave of sought-after family homes. Many of the properties boast extensive interior renovations, but the exteriors retain their old fashioned character. The generous lots and deep setbacks create a sense of privacy, that one’s home truly is one’s castle. These features are reflected in the housing costs. In 2015, the price range for a detached Chaplin Estates home was between $1 million and $3 million, with an average price of $1.4 million. Semi-detached houses sold for an average of $1.2 million. Condominiums in the area had a wide price range, from under $250,000 to over $2.5 million, with an average price of $550,000.
Chaplin Estates is bordered on the north by Eglinton Avenue, on the east by Yonge Street, and on the west by Avenue Road. The south-east axis is made by the Belt Line nature trail. This natural boundary forms a built-in green space and recreation area for the neighbourhood. Chaplin Estates is close to Yonge Street and the Eglinton subway station.
Chaplin Estates has a number of places to play. The Belt Line Trail, a former commuter railway line turned nature trial, runs along the length of Chaplin Crescent. It provides a tree-lined avenue for runners, walkers and bicyclists. Oriole Park, located at the south end of Chaplin Estates, has the Neshama Playground, designed to be accessible to children of all abilities. Eglinton Park, located at 200 Eglinton Avenue West, has sports fields, an ice rink and a wading pool. It is also home to two community centres. The North Toronto Memorial Community Centre offers indoor and outdoor pools, and a variety of fitness programs. The North Toronto Memorial Arena provides ice time to local hockey and skating organizations.
Two lively shopping areas serve Chaplin Estates. The Yonge-Eglinton Centre, at 30 Eglinton Avenue West, features four floors of shopping, a bookstore, and a movie theatre. Eglinton Avenue West between Oriole Parkway and Chaplin Crescent is known as The Eglinton Way. There, the shopper will find everything from home furnishings to fitness studios to clothing boutiques. A visit to one of the area’s many restaurants and cafes will round out the perfect shopping trip.
Chaplin Estates started as a bucolic, English-style suburb. As the city has grown, it has become a well-established neighbourhood in a prime midtown location. Small wonder that many Toronto families have chosen to make Chaplin Estates their home.
