After ten years of Buyers outnumbering Sellers and the bidding wars that often accompany this imbalance, we find ourselves in the midst of a rational market. There is a healthier balance between supply and demand and Buyers and Sellers are finding it possible to do business together without the stress and mania that often accompanied transactions last year. Prices have abated approximately 10% from their peaks.

 When property owners decide a recession has started, many react by refusing to put their houses on the market. So while a Buyers' market quickly replaces the former Sellers' market, there is usually a drastic shortage of desirable property to buy. This is what happened to our market last winter.

 In 2009, the negative variances on a month to month basis compared with the same period in 2008 are shrinking. Simply put, the market has been getting stronger every month of this year in terms of both prices and number of sales. It is clear that more Buyers are entering the market and more Sellers are willing to sell. The refreshed supply of listings and historically low interest rates make it an optimum time to buy. If the negative variances continue to shrink, we may find ourselves back to where we were last year by sometime this fall. The only thing we know for sure is that we are moving towards a balanced market.

 Well built, well located real estate remains the best investment for the Buyer and provides the best return for the Seller.

 In Toronto, some of our best real estate can be found in established neighbourhoods located along the subway line. Areas such as Rosedale, Forest Hill, Lawrence Park and North Toronto have enjoyed great appreciation over the years. An investment in these areas today will pay handsome returns in the long run.
