3) Be a good listener. My grandfather used to say "The emptiest drum makes the most noise." Listening for opportunity trumps broadcast selling every time.
4) Educate you about the current marketplace so that you can make the right decisions for yourself. You are a Principal in the transaction and your Agent is a skilled referee.
